Relocation

Moving to the Philadelphia suburbs? Plan it in four steps.

For buyers relocating from New York, New Jersey, Washington, Boston or farther. Compare the four counties from a distance, then buy with fewer trips.

The process

Four steps, in order

  1. Orient

Compare the four counties by commute, property type and local rules, not by price alone.

  2. Tour remotely

Your partner agent runs live video walkthroughs and sends the details you cannot see in listing photos.

  3. Visit in person

Group showings into one or two focused days so a single trip can be enough.

  4. Offer and logistics

Your agent coordinates inspections, appraisal, the closing timeline and local vendors.

Commute logic

Routes buyers compare in each county

If you travel to New York or Washington, also check the distance from each address to 30th Street Station and to the rail station you would use.

CountyRoutes commonly compared
BucksRoute 1, I-95, the Pennsylvania Turnpike, SEPTA Regional Rail, and river crossings to New Jersey.
MontgomerySEPTA Regional Rail including the Paoli/Thorndale line, I-76, US 1 and the Turnpike.
ChesterUS 30, US 202, the Turnpike and the Paoli/Thorndale line toward Philadelphia.

Planning questions

What we ask relocating clients

  • Where will you work, and how often will you commute?
  • Do you need to sell a home before you buy?
  • When must you be in place?
  • Which property type do you want: older stone, new construction or acreage?
  • Do you need public water and sewer, or are well and septic acceptable?
Questions

Before you ask

Can I tour homes without traveling first?

Yes. Your partner agent can run live video walkthroughs and send details that listing photos leave out. Many relocating buyers then group in-person showings into one or two days.

I need to sell my current home first. Can you help?

Tell us on the form. Your partner agent can discuss how to time a purchase around your sale, and you are free to use any agent where your current home is located.

How early should I start?

Most relocating buyers start three to six months before the move date. Estate properties can take longer to find.
